This is only an example of our modern eco-friendly living on your own terms. This is the something-for-everyone package. This also highly suitable for students.

Premium Nests


Our premium suites cater to high-end consumers. They have fully noise-proofed walls, premium kitchenettes, and in some cases, kitchens, capable of accommodating 2 people within the dwellings and are of a higher quality offering than the standard suites for those who don’t mind paying a little bit more for extra luxury and more options.

Horizons


Horizons are our ultimate strategy designed to funnel new developments into stock in preparation for the highly anticipated property boom associated with the impending 2032 Brisbane Olympics.

Student accommodation


Our student accommodations offer warm, collaborative, and fun filled vibes. They are basic and located in the heart of the city and close to all amenities ensuring you never miss a bit with your studies.

We Offer Accommodation to the Australian Community

Our services are limited in scope and encompass property development, property management, rental services, accommodation services, and supporting population growth. All these services are offered in-house within our business model and are not available for contracting. They form part of our business and are intrinsic to our business model, which is developing and offering homes for those who want to live in affordable, furnished private dwellings in the heart of their cities, and we call them Urban Nests.


The scope of our operations currently involves acquiring new real estate and developing from scratch.

New Acquisitions and Renovations

What sets Urban Nests apart is our room-by-room rental strategy. Our 'Real Estate Acquisition' product is a unique strategy that focuses on acquiring well-positioned but undesirable single-family properties in metro and urban residential areas. These properties are specifically chosen for their potential for quick renovation, allowing us to transform them into modern, liveable dwellings in a short period of time (3 to 6 months).


The Urban Nests team has tested this strategy over five years and has proven it to be highly successful in the Australian rental market. We have been able to consistently deliver comfortable, private homes for single renters, each property with its own unique decor and theme curated by our interior design team.


Urban Nests acquires, renovates, and modernises these properties; then fully leases and hold them for a period of approximately 2 years to maximise capital gains and validate rental revenue.


Urban Nests rents the properties on a room-by-room basis, a process that has consistently shown returned rental income that provides 35+% yield, substantially higher yields than comparable rental returns in the same market.


This approach to real estate acquisition and renovation not only provides a solution to the rental crisis but also offers a profitable investment opportunity.

Overview of Our Renovation Strategy

Urban Nests provides a unique and innovative approach to real estate development. We focus on the acquisition and swift renovation of well-positioned properties, which we refer to as 'vanilla properties'. Each property is transformed into up to four modern, fully self-contained dwellings, each with its own bathroom, toilet, kitchenette, shower, and study. The renovation process is quick, taking less than 6 months from the date of acquisition. This speed of renovation not only reduces holding costs but also allows us to capitalise on current market conditions. This unique business model allows us to compete with developers without the outlay, the significant risk of default, and the delays in constructing homes or high-rises.

New Builds and Property Development

Urban Nests acquires land only in areas of the project with high population density. Then we proceed to build apartments, which are once again furnished and rented out on a room basis, with the aim of positively gearing to the point where new units can be sourced from the equity within these developments.

NDIS and Specialised Disability Accommodation

Urban Nests is affiliated with a registered NDIS provider, Nexus CAP (see Annexure-1, resumes of management); so Urban Nests has identified another unique business concept by incorporating our homes within the Australian National Disability Insurance Scheme’s (NDIS) “real estate development profile”. This inclusion allows Urban Nests a tremendous opportunity to take advantage of all the deductions and tax incentives available to NDIS businesses. Thus, Urban Nests not only provides high-quality, comfortable, and affordable homes for single individuals but also delivers exceptional returns for our corporation.

Specialised Disability Accommodation Focus

Goldman Sachs is currently investing $137,000,000 ($-us) into NDIS accommodation in Australia; Urban Nests focuses on 'Specialised Disability Accommodation' product, a unique offering that combines the benefits of real estate development and the National Disability Insurance Scheme (NDIS). This involves the acquisition and refurbishment of well-positioned “vanilla properties”, transforming them into modern, fully self-contained dwellings suitable for single or multiple individuals. Each NDIS-approved dwelling is uniquely designed and decorated, featuring its own bathroom, toilet, kitchenette, entertainment consoles, shower, and study. Once renovated, these properties are rented out on a room-by-room basis, potentially generating rental returns of more than 35%.

After a holding period of approximately two years, these properties can be sold off at a sizeable profit. NOTE: The largest developers are not NDIS-registered providers, and becoming a provider is increasingly difficult with ever-changing rules and audit requirements causing registration wait times to increase to more than 24 months (as of April 2024).

Eco-Friendly Design: Our homes utilise sustainable materials with up to 50% eco-friendly furniture sourced from recycled materials and incorporate energy-efficient technologies, ensuring reduced environmental impact and lower utility costs for tenants. Our clever designs avoid classification as multiple dwelling accommodations while leveraging the full advantages attached to that category of housing.


Style and character: Each home is unique in style and character, with purposeful decor and design. Our clients (renters) have choice and control over their style and live on their own terms with the option of long-term leases of up to 1 year to guarantee their tenure.


Comfort and hassle-free renting: We remove the stress from moving into a new home. Each 1-bedroom dwelling is designed to be self-contained and furnished with a fridge, kitchenette, study, plush bed and side tables, large flat-screen TV, and recliner sofa chair with or without quaint dining. All our designs are well-thought-out and planned individually by a highly experienced team of architects and interior designers, offering privacy and comfort with an exclusive bathroom, toilet, basins, and all necessary amenities. Further, the package includes exclusive air-conditioning, digital entertainment, and high-speed internet.
